It also is an exercise in risk management. Issues presented to an Owner need context: value, impact, ownership and fairness for good and timely decisions. The experienced and observant OR questions to anticipate and vet issues that may be overlooked. Design and construction is an art, a science, and a business for creating a one of a kind custom solution with components manufactured all over the world, delivered to a place and time and assembled in the elements of nature. 

The Owner knows their business and must attend to it all while their project must be expedited. The OR is that bridge that allows your primary focus to continue while the activities of design and construction process are reviewed, understood, enhanced by insightful inquiry and reported within context and goals established by the Owner and for the Owner’s benefit.

Owner’s Representatives are particularly valuable for non-governmental organizations, non-profits, and smaller private education institutions who may only have a facility manager to maintain their campus. They are used to purchasing items as replacements or upgrades identified by staff. They are not necessarily skilled in the design process, from programming through the design detailing and specifications process. They may be unaware of AIA contract documents managing the three parties of Owner, Architect and Contractor. They are typically not visual thinkers. An Architect, experienced by age and project type, is the most successful Owner’s Rep.
